Neighborhood

Lenexa City Center will be a “new downtown” that will contain a broad mix of office, retail, residential, entertainment, and public/institutional uses. These uses will be integrated vertically and horizontally in a true live/work environment with a high level of urban design and architectural quality. Likewise both on-street and structured parking will be built to enhance the urban fabric. Lenexa City Center will contain vibrant public spaces that will serve as gathering areas for the entire community near what will ultimately be the geographic and population center of Lenexa.

Lenexa City Center Neighborhood Developments
The 200-acre neighborhood includes all four corners of the 87th Street Parkway and Renner Boulevard intersection along the west side of the I-435 corridor. At development build-out, the neighborhood is projected to have about 1.4 million square feet (sq ft) of office space; more than 1 million sq ft of retail and entertainment space; 200,000 sq ft of civic space; almost 1,100 hotel rooms; 19 multi-story parking garages; and more than 1,300 residential units, ranging from single-family row homes to condominiums and apartments. The city has completed the initial improvements to Renner Boulevard, including new roundabouts and pedestrian sidewalks and crosswalks. In fall 2008, the city will begin a major project to reconstruct 87th Street Parkway into a divided roadway, and eventually will have new mixed-use city blocks built between the new east and westbound lanes.


City Center Lenexa – Located on the southwest corner, the City Center Lenexa development will be built on 69 acres previously purchased by the city. In July 2006, the Lenexa city council selected Copaken, White & Blitt to serve as master developer. Copaken White & Blitt has submitted a plan proposing 675,000 sq ft of office space; 437,000 sq ft of retail and entertainment uses; 200,000 sq ft of civic uses; 210 hotel rooms; eight parking structures and 268 residential units. For the anticipated civic center, the city is working to establish partnerships with Johnson County Community College, Johnson County Park and Recreation District, Johnson County Museum, Johnson County Library, and Shawnee Mission School District. Although submitted as a separate project, construction for a new two-story 112,000 sq ft Lifetime Fitness center is projected to begin due south of City Center Lenexa in the summer of 2008. City Center East Village – Located at the southeast corner, City Center East Village will include 149,000 sq ft of retail space; 188,000 sq ft of offices; 244 hotel rooms; 66 residential condominiums; and three parking garages. The development's infrastructure has been completed and two multi-story, mixed-use buildings, with structured parking are currently under construction. In addition, final plans have been approved for a four-story, 119-room Marriott SpringHill Suites and an additional mixed-use building with structured parking. [READ MORE]


City Center North Village – Located at the northwest corner, City Center North Village has received City Center zoning and plan approvals for a total of 260,000 sq ft of office space; 331,000 sq ft of retail space; 705 residential units; and five parking structures. Grading has been completed and roads are now built for the west half of the development. Construction is underway on the Embrey Partners’ 309-unit Westend apartment complex and the first of Tom French’s 31 single-family CrossPointe Creek cottages. Permit issuance for the first phase of Tom French’s 102-unit CrossPointe Creek townhome project is anticipated in summer 2008. A concept plan has been recently approved for Lot 7 for a mixed-use development with a six-story 100-room hotel, 76,800 sq ft of retail and office space, 78 condominium units in two condo towers of eight and ten stories, and a 490-space internal parking structure. City Center Northeast Village – Just recently submitted for review by the Planning Commission at their June 2, 2008 meeting, this proposed development contains six total buildings on 7.25 acres at the northeast corner of 87th and Renner Boulevard. These buildings range from one to seven stories and will contain 49,100 sq ft of retail space (which includes a proposed 12,900 sq. ft. CVS Pharmacy), 79,350 sq ft of office space, a 4-story, 100-room hotel as well as 369 structured parking spaces. [READ MORE]


The Village Green at City Center – Located due north of the City Center Northeast Village development on 28 acres between I-435 and Renner Boulevard, the Village Green at City Center will contain a variety of 1-4 story buildings, 100,000 sq ft of retail space; 135,000 sq ft of office space; 270 multi-family units; and 210 hotel rooms. Golf Club of Kansas/Cottonwood Canyon – Due west of the City Center Neighborhood, the Golf Club of Kansas recently completed its signature semi-private 18-hole golf course. A future clubhouse is planned as part of the golf course. Development around the golf course is known as Cottonwood Canyon with grading and infrastructure improvements underway for a single-family residential component and future offices at the southwest corner of the development near Prairie Star Parkway and the future Ridgeview Road. Referred to as Cottonwood Canyon North, future offices are planned along 87th Street Parkway including a portion of the acreage zoned for City Center uses which could include additional office uses, retail uses and a possible hotel.
